Architectural review is universal here.

Most PV neighborhoods (Camelback Country Estates, Cheney Estates, Mockingbird Lane) require pre-approval for any exterior stone over 100 sf. We file directly with each one — Camelback CCE we know personally, two-week typical turnaround. We carry these submissions through approval before any base prep.

Subgrade

Caliche, almost everywhere.

The hard calcium-cemented layer 18–36" below grade across most of PV requires deeper excavation than the rest of the Valley. We bid this in from the start (most contractors don't, then send a change order on day three). Our PV proposals include caliche allowances by default.

Architecture

Spanish colonial & modern desert.

Two dominant styles. Spanish colonials want warm-tone travertine, terracotta, ramada with exposed beams. Modern desert wants cantera grís, limestone tile, clean lines. We've installed both within 200 yards of each other on Tatum.

Drainage

Runoff onto neighbors is a real issue.

Lots are 1+ acre and grades are gentle, so storm runoff from a new patio can find a neighbor's yard before you notice. PV requires drainage calcs on permits over 1,500 sf. We engineer to 1.5% slope minimum and route to French drains; we won't cut corners on this even when the town would let us.

What it's like
to work here.

We have a permit clerk who handles PV submittals every Wednesday. We know which inspectors care about edge restraint and which care about base depth. The crew brings two extra sets of cardboard for the marble entries because the towns north of Lincoln have particular floor-protection rules. Local knowledge compounds.
